Covid19 Shutdown

Inaccurate House Measurements



Appraisal Systems, the company hired to conduct the inspections, said they will not use building plans. They will remeasure every building from scratch. This results in many homeowners finding errors on their property report card.


Example - On Eric's property card, his house measurement was 2 feet longer, creating 200 Sq. ft. of phantom living space he didn't have. This increased his taxes by $552.00 a year.

Wrongly Identified Heating Systems



Your heating system affects the value of your home and has a huge role in determining your home's value.​



Example - Robert has a 2 family home that is heated by hot water Baseboard Radiators. However, the inspector marked off that he has Central A/C and Heat, which is worth twice as much. This made his home worth $8,000 more than it really is. This resulted in him paying $204 more in property tax than he should have.

Incorrectly Classified - Designating a 2 Family as a Single Family



Having a 2 family or 1 family changes the value of your home in these current real estate market conditions. Single family homes are in more of a demand than two family homes. ​


Example - When the inspectors asked you about collecting rent, and you said "No, Its family", they might have marked you down as a Single family with 5 Bedrooms, 3 Baths, and 2 Kitchens. This means they can charge you more than in you had a Two Family with 3/2 Bedrooms, 1 Bath and 1 Kitchen.
